Every once in a while, the projects go just they way you hope.
It was a quick flip in Smokey Point, with minimal repairs and minimal cash. Basic single family rental, nothing fancy. Took a little siding work and a lot of elbow grease to clean it up. Tried to buy it as a short sale, but deal fell through so I bought it at auction instead. Ended up with a 47% cash-on-cash return in exactly 90 days. I sure wish they were all this simple.
