How to Dispute Property Taxes

The following are directions to follow if you want to file a dispute with the tax assessor for 2008 property taxes for both Snohomish & King County.

Snohomish County

If you cannot come to an agreement, the appraiser will explain how to appeal the Snohomish County Board of Equalization (BOE).  You must file a completed petition with the BOE within 60 days of when the Change of Value Notice was mailed or by July 1st, whichever is later.  Appeal forms are available from the Clerk of the Board at 425.388.3407.  The appeal process does not require an attorney, but you will need to present evidence that the Assessor’s value is incorrect.

· You must clearly show that the assessed value does not reflect market value, including:

* Sales of comparable properties in your area

* Information on conditions not known to the Assessor, with adequate documentation of the conditions

* Submit other pertinent information that demonstrates the difference between the Assessor’s value and the correct value

 

King County

If you feel a mistake has been made in valuing your property, contact the Department of Assessments.

Public Information Hours:

8:30 – 4:30 Monday, Tuesday, Wednesday, Friday  –  or  –  9:30 – 4:30 Thursday

You can also appeal to the King County Board of Equalization/Appeals (independent of the Department of Assessments).

· file a completed petition form within 60 days of the mail date on the front of the Value Change Notice or through July 1     of the year before the tax is due, whichever is later. Obtain Petition form online at:  http://www.kingcounty.gov/property/PropertyTaxAppeals.

· You must clearly show that the assessed value does not reflect market value, including:

* information on conditions not known to the Assessor, with adequate documentation of the conditions

· submit other pertinent information that demonstrates the difference between the Assessor’s value and the correct value.

If you don’t agree with the county’s decision, you may appeal to the State Board of Tax Appeals and present proof of the error.
